The Value of a Minute: How Small Labor Gains Create a Bigger Hotel Impact

In hotel operations, one minute can seem insignificant. One minute saved cleaning a guest room. One minute removed from a routine task. One minute of labor scheduled more accurately. But hotels rarely operate at the scale of one room, one associate, or one day. Multiply that minute across hundreds of occupied rooms, 365 days a year, and dozens of properties, and its value changes.

According to the HotelData H1 2026 Labor Costs Report, Minutes per Occupied Room (MPOR) declined across every hourly housekeeping position analyzed at both Full Service and Select Service hotels. Select Service Room Attendants recorded the largest improvement, with MPOR falling 5%, from 24.01 minutes in H1 2025 to 22.82 minutes in H1 2026. That is about 1.2 fewer minutes per occupied room. It sounds small. It isn't.

One minute rarely stays one minute

Consider an illustrative 300-room hotel running at 67% occupancy. If roughly 200 rooms are serviced each day, saving just one minute per serviced room equates to 73,000minutes, or about 1,216 labor hours, over a year.

At an illustrative loaded labor cost of $20 per hour, that represents roughly $24,000 of annual labor cost savings at a single hotel. Across 50 hotels, the same calculation reaches $1.2 million. Across 200, savings total $4.8 million. These figures are directional estimates rather than measured savings, but they demonstrate why seemingly marginal improvements deserve attention.

The H1 HotelData report shows how some operators are finding those minutes. At Full Service hotels, Room Attendant MPOR declined 2.7%, from 26.34 to 25.62 minutes. Housekeeping Houseperson and Laundry Attendant MPOR also fell. At Select Service properties, MPOR declined 2.3% for Housekeeping Housepersons, 3.1% for Laundry Attendants, and 5% for Room Attendants.

Those improvements matter even more because hourly wages across the positions tracked by HotelData increased between 2.9% and 3.3% in H1. When the price of an hour rises, getting more value from each hour becomes critical.

The value of a minute depends on timing

Labor management has traditionally relied heavily on reporting what already happened. A manager might identify an overtime problem after payroll closes or discover that staffing exceeded demand once the shift has ended. At that point, the data explains the result, but it cannot change it. The opportunity is to move decision-making earlier.

That is the thinking behind Actabl's AI Insights for Hotel Effectiveness. The tool analyzes labor data within managers' existing workflows, flags issues that need attention, explains why they matter, and recommends next steps before the cost hits the P&L.

Early results show what that shift can mean at scale. More than 100 hotels participated in the beta program after AI Insights launched in June 2026. These beta users completed the Daily Labor Check-In 10% more often than before the beta, while non-beta users stayed flat. Beta hotels cut overtime by 2.9 hours per hotel per week (median), while comparable non-beta hotels at the same operators saw no change.

This is what can happen when hotel leaders get the right information early enough to make a different decision.

"There's no shortage of labor data in this industry. The problem is knowing which number to act on, and when,” explained Taylor Jones, Senior Director of Product at Actabl.

A minute saved through better scheduling has value. So does an overtime hour prevented before it happens, or an unused labor hour redirected toward work that improves the property. At one AI Insights beta property, for example, the system identified unused labor hours and prompted a Housekeeping Director to redirect them toward deep cleaning. The available labor did not simply disappear from the schedule. It became capacity that could support improving the property condition and the guest experience.

Productivity is not about asking people to work faster

The danger is interpreting lower MPOR as a mandate to push associates to clean rooms faster. That misses the point.

Productivity comes from removing the friction around the work. Better forecasts can help managers align staffing with expected demand. Better schedules can reduce overstaffing and overtime. Clearer operational data helps leaders spot where actual performance differs from plan before the gap becomes expensive.

“Back when I was a GM, I had to calculate my minutes per room manually. My schedule, my forecast, everything was much more of a manual process... Now we use Hotel Effectiveness and ProfitSword. We can just go and click the button and check the data each day, and that's going to lead you to make those operational decisions,” said Jenelle Hawkins, Director of Operational Excellence at Vision Hospitality Group.

Accurate labor planning can give associates more predictable schedules and help them finish shifts when they expect to. It can reduce the risk of a housekeeper reaching the end of a shift with rooms still left to clean. It gives managers a clearer view of the workload they are asking teams to absorb. And when hotels create labor capacity, they can decide where to put that value next.

“If I can save this money here, that's also money I can potentially invest back in you, whether it be through more money towards benefits or programs or more PTO or renovating the hotel,” Hawkins explained.

Give associates visibility into the number

Labor metrics often remain management metrics. Hawkins argues there is value in helping frontline associates understand what numbers such as MPOR mean, rather than simply giving teams another productivity target.

“When you truly show them what that minute means from a group think standpoint... that's when you're going to start to see real trackable operational change across the entire spectrum.”

When employees understand what the metric means, they can see how their work connects to the hotel’s broader performance.

From minutes to asset value

The effect can extend beyond property-level labor expense. Brenna Halliday, Founder of B Plum Advisory, explained why small productivity gains can carry a wider financial impact:

“There’s a multiplier effect here that is really significant... if you’re bringing $10,000 more to the bottom line, that’s $100,000 in terms of the value of your hotel,” she said.

Her example assumes a 10-times EBITDA multiple. The point is not that every minute saved flows directly into asset value. Operational savings may be reinvested, offset higher costs, or fund improvements in service and the employee experience.

The real value of a minute

Hotels cannot control every part of the labor equation. Market wage rates, inflation, and demand patterns will keep changing.

Operators have more influence over how accurately they forecast demand, how closely schedules reflect that forecast, and how quickly they respond when actual performance begins to move away from plan.

That makes one minute a useful management lens. Not because the goal is to squeeze another 60 seconds from every associate, but because better data can expose thousands of minutes that operations may otherwise lose through poor planning, inefficient processes, and disconnected decisions.

But that minute has another value. With more accurate labor planning, your associates leave work on time; they make school pick-up and soccer practice. This predictability makes their lives easier too. And when that happens, associates are more likely to stay working with you.

The H1 MPOR data shows what incremental efficiency can look like. The early AI Insights results show what can happen when managers identify the next opportunity while there is still time to act. And associate satisfaction can reduce turnover, saving time and money on recruitment and training.

One minute in one room is easy to dismiss. One minute multiplied across a hotel portfolio is an operating strategy.
